Who owns the farms?
I’m Kathleen Chiras, and I have owned these farms for the past 20 years. I currently reside in Colorado. I originally purchased the land as a retirement plan, but due to a change in circumstances, I am now selling the properties. The farmhouse featured on the website was custom-built for my personal use by trusted local Costa Rican contractors. I lived there for two weeks in 2025 to ensure all systems were working properly.

If I am not in the country, viewings can be arranged through my caretaker in Costa Rica, Johnny, or through local agents I have worked with for many years.
Are the farms suitable for growing coffee?
No. High-quality coffee in Costa Rica typically requires an elevation above 1,000 meters (approx. 3,000 feet). These farms are located at 300–400 meters (1,200–1,300 feet), which is below the optimal range for coffee production. 300 meters is perfect for tropical fruit like mangos or citrus.
How many parcels are there?
1)There is the new farm house on 5 acres with an optional 5 acres with ocean-view plantel next to it; 2) The 40 acres is beautiful sloping land suitable for livestock, and has a plantel near the road and also in the interior. If not already sold, there is the 5 acre parcel next to it that can be combined for a 45 acre parcel with streams, small waterfalls, and thousands of reforestation trees 3) The La Gata property is on the same "mother farm" but is not adjacent to the Viento Lindo parcels. It has 360-degree mountain views, a huge plantel, and public road frontage on 3 sides.
What is the land best suited for?
The farms are ideal for raising livestock such as cattle, sheep, horses, or goats. The land is maintained organically. Currently, I allow my caretaker to keep 20 cows and three horses on the 40-acre parcel. He has expressed interest in discussing a cooperative arrangement with the new owners if you decide to keep animals on the farm. This parcel also offers good building spots with small ocean views and scenic mountain views.
300 meters in altitude is perfect for tropical fruit like mangos or citrus, growing lifestock like cattle, goats, or sheep. Many locals also have chickens.
Can I buy just land to build my own house or put a container home on it?
Yes. You can purchase individual land parcels to build a custom home or install a container home. I can recommend my personal contractor, Vector Ingenieria & Arquitectura, to assist with any construction needs.
The furnished 3-bedroom, 2-bath home (on 5 acres) is available for purchase individually or combined with adjacent parcels. It is quality-built, equipped with Starlink and air conditioning, and serves well as either a primary residence or a comfortable base while you build on a land-only parcel.
Is there a caretaker nearby to help manage the farm and maintain the house?
Yes. My neighbors, Johnny and his wife Maryluz, own the adjacent property and have maintained the farm for the past 20 years. Johnny is available for landscaping and general projects as an independent contractor (approximately $6/hour) while Maryluz and her daughter provide home cleaning services twice a month.
Do the properties have paved road access?
Partial. The route from Dominical on the coast is paved access for about the first 20 minutes, followed by a 15–20 minute drive on a well-maintained rock/dirt road to the farms.
Most visitors fly into San Jose and rent a car for the 3–4 hour drive to the properties. Rentals are also available in Quepos for a slightly higher fee. Note: A 4-wheel drive vehicle is highly recommended for all independent travel in Costa Rica, as roads outside of planned developments are typically unpaved.
Are grocery stores nearby?
Yes. There are two small local grocery stores in the town of San Juan de Dios about 15 minutes from the farmhouse. For more extensive needs, Dominical offers numerous supermarkets, as well as banks, ATMs, restaurants, car repair shops, and hardware stores.
Ocean views? Mountain views? What about Pricing?
Yes. A January 2026 comparative market analysis confirms these properties are among the most competitively priced in the area:
1) 25 acres of private land: Features 360-degree mountain views. Price: Under $140,000 USD
2) Furnished Home on 5 Acres: Newly built with quality construction and furnishings. Price: Under $400,000 USD (Note: An adjacent 5-acre parcel with pocket ocean views is also available if you desire larger acreage or a second building site.)
3) 40+ acres of Nature and Farm: Includes pasture, thousands of reforestation trees, waterfalls, streams and prime building spots with pocket ocean views. Price: Under $328,000 USD
